Homeowners are subject to a $5,000.00 fine for violating the rental policy. 

 Do Not Accept Rental Agreements for any Orchard Park II Property. Lease agreements are not authorized. Owner must occupy the residence. 

 Violators are subject to legal action, towing, and fines. 

Parking permits are not issued to unauthorized renters.  Parking enforced by towing.

VERY IMPORTANT INFORMATION

  

At the Annual Homeowners Meeting that was held on November 19, 2016 it was proposed to the homeowners the need for Parking Permits for all residents in Orchard Park II. The reason for this proposal is the abundance of automobiles that are currently crowding out our parking spaces. Many are being stored, are inoperable, expired tags, more than allowed per unit, and bearing for sale signs.

 

A motion was put before the homeowners to issue Parking Permits to all residents of Orchard Park II. The motion was seconded and carried. There is a maximum of two (2) Parking Permits allowed per unit. Vehicles without Parking Permits are subject to be towed away at the owner’s expense.

 

All vehicles must be registered with the association and will require the following information:

Owner or Driver Name, Unit #, Telephone #, Vehicle Make, Model, Color, License Tag # and State.  

In order to receive parking permits, you must provide a photo-copy of the driver's license and a photo-copy of the registration for each driver and each vehicle. Those documents MUST show your Orchard Park II address and one must match the name of the owner of the property. In the state of Georgia you have 60 days to change your address after moving or relocating.

Vehicle Towing Policy

(In accordance with the Declaration of Condominium of Orchard Park II a Condominium)

 

Article V. Use Restrictions

 

Section 5.20 Motor Vehicle, Trailers, Boats, Etc.

 

The Association is expressly authorized to remove, by towing or other methods at the Owners Expense, any unlawful or restricted vehicle in violation hereof or which is placed on the Condominium Property in violation of the Rules and Regulations governing as may be adopted in, the best interest of the Condominium by, the Board of Directors.

The Homeowners Association is Contracted with City Wide Wrecker Service, Inc.

(404) 622-5351 as Our Towing Company to Tow Vehicles at the Owners Expense. Vehicle Violations are as described below, more will be added as necessary.  City Wide Wrecker Tow Signs have been posted in our Community since July 2017.  The Cost to tow Standard Vehicles is $150.00 and the charge for storage is $15.00 per day.  Oversized trucks and trailers are $400.00 to tow and $25.00 per day for storage.

Water Conservation

PLEASE CONSERVE EVERY DROP!

Water Conservation Tips

RESIDENTIAL

 

  • Wash only full loads of laundry and dishes.

  • Clean vegetables in a pan filled with water rather than running water from the tap.

  • Keep a bucket in the shower to catch water as it warms up or runs. Use this water to water plants.

  • When doing laundry, adjust water level to the size of load.

  • When washing hands or taking a shower, don't let the water run while you lather.

  • Cook vegetables in as little water as possible; this will also retain more of the nutrients.

  • Keep a pitcher of water in the refrigerator instead of running the tap.

  • Be sure that your home is leak-free.

  • Take shorter showers.

  • Avoid flushing the toilet unnecessarily.

  • Install low-flow fixtures and toilets in your home.

  • Do not let the water run while you brush your teeth or shave.

  • Do not use running water to thaw meat or other frozen foods.

  • Don't pour water down the drain if you can use it for other purposes such as watering plants or cleaning

  • Reduce the amount of pre-rinsing before loading the dishwasher.
