Orchard Park II Condominium Association, Inc.

Homeowners Only Community / No Investors 

Orchard Park II Condominium Association was established by Life Style, the builder, as an extension of Orchard Park in 1998.

Orchard Park II was built in three phases beginning in 1998 and completing in 2007.  Phase 1 consists of five buildings and have 48 Condominium Units.  Phase 2 consists of seven buildings and have 66 Condominium Units.  Phase 3 consists of five buildings and have 48 Condominium Units. We have a total of 17 Buildings and 162 Condominium Units.

Orchard Park II shares costs with Orchard Park, the original Association as follows:  Water/Sewer, Liability Insurance, Street Lights, Waste Management, Trash Pickup, Landscaping, Mail Kiosk, and Entrance Lights.  An agreement with Orchard Park for Orchard Park II to use their Amenities (Swimming Pool and Tennis Court) has expired.  These Amenities are no longer available for Orchard Park II Residents.

No playground or amenities. Noise ordinance strictly enforced. Permitted parking enforced. No rentals. 

Utilities and such...

  • Georgia Power (Account paid directly by Homeowner)

  • Gas South, GA Natural Gas, Scana, etc. (Paid by homeowner)

  • Xfinity and ATT Internet available in this area. ATT fiber, coming soon.

 

 

COVERED BY HOA DUES:

  • DeKalb Watershed (Water/Sewer included in HOA Dues)

  • Sanitation: Household trash only (included in HOA dues).No construction materials, furniture, appliances, mattresses, no dumping. $500.00 fine per violation. 

  • Exterior Security Lights (Dusk to Dawn) 

Orchard Park II publishes a Newsletter at least 4 times Annually, Newsletters are mailed to each homeowner.  Orchard Park II holds an Annual Homeowners Meeting in November.  Homeowners receive a written notice with the date of the upcoming Annual Meeting within 2 months in advance.  A reminder Post Card  is mailed 2 weeks prior to the Annual Meeting. We have also established a Facebook page for emergency alerts such as water cutoff, emergencies, BOLO, etc. We encourage all homeowners to follow for urgent alerts. 

 

The Homeowner Association Dues: Beginning February 1,  2023, dues are increased to $250.00 a month/ $3,000.00 per year. 

FAILURE TO PAY MONTHLY HOA DUES WILL RESULT IN A DEMAND FOR DUES TO BE PAID BI-ANNUALLY at $1,500.00 each. Parking privileges are suspended after one missed payment. Towing enforced. 

Current approved rentals are expected to pay yearly dues in 2 bi-annual payments. No new lease permits will be issued. Current lease permission expires upon completion of current lease. ALL LEASE AGREEMENTS MUST BE APPROVED BY TEH OPII EXECUTIVE BOARD. 

 

Homeowners that violate the Rental Policy are subject to a fine of $5,000.00. 

New property owners that sign the Affidavit of Residency and violate the Rental Policy will receive a fine of $5,000.00.  You will be notified and then charged for every month you continue to violate the policy.  Enforced with liens. 

No Investors /No New Rental Units Allowed / Strictly Enforced
